Short answer

Before asking for demo works, send wide room photos, close-ups of items to remove, photos of floor and wall finishes, access route photos and any floor plan available.

Good photos help JBC understand whether the enquiry is about dismantling, hacking works, site protection, debris clearing or a combination of site preparation works.

Need JBC to review your site photos?

Send us your site photos, rough scope and preferred timing on WhatsApp.

Start with wide photos

Wide photos show the full room, nearby walls, floor levels, doors and access points. These photos are often more useful than close-ups because they show how the work area connects to the rest of the site.

If the space is tight, stand at each corner and take photos facing different directions. This helps JBC understand the layout without visiting the site first.

  • Full room view
  • Door and entrance view
  • Floor and wall condition
  • Nearby cabinets or fixtures

Exposed wall photos help show the actual hacked surface and surrounding site condition.

Then send close-ups of the removal area

Close-up photos help clarify what needs to be dismantled or hacked. Show cabinet joints, wall finishes, floor finishes, exposed pipes, electrical points and any area that looks fragile or difficult to access.

If you know the item must be retained, mention it clearly. Protection and removal sequence depend on what stays and what goes.

  • Cabinet or fixture to remove
  • Wall or tile area to hack
  • Floor transition or skirting
  • Existing damage or uneven areas

Do not forget access and clearing photos

Demo works do not end at removal. Debris has to be moved out safely and practically. Lift access, corridor distance, loading area and building rules can affect timing and manpower.

Requirements depend on property type, wall type, site condition, management rules and required approvals where applicable. Where approval or technical review is required, the necessary checks should be completed before works proceed.

  • Leaving out lift, corridor or access information.
  • Not showing what must remain protected.
  • Sending old photos that no longer match the current site condition.

FAQ

Do I need a floor plan?+

A floor plan is helpful but not always required for an initial review. Photos and rough scope can start the conversation.

Should I send videos?+

Short videos can help if the space is difficult to understand from photos, but clear photos are still important.

Can JBC advise from photos only?+

Photos help with initial review. Final scope may still depend on site condition, access and required checks.
